Living in Madrona Neighborhood in Seattle Washington

If you’re thinking about living in Madrona neighborhood in Seattle, WA (Zip 98122) – then take a few minutes to read this article. Some of my recent first time home buyer clients were also interested in this neighborhood, but not 100% convinced by what they saw (in their price range, which was ~ 1 million), so here’s the play-by-play of what you can expect in Madrona and how it compares to other surrounding neighborhoods.

Location, Location, Location:

Madrona neighborhood, located just 3 miles East of downtown Seattle and on the shores of Lake Washington, is a picturesque neighborhood that feels far away from the downtown urban core (which is out of sight, thanks to hills).  The Madrona neighborhood offers a charming, small-town atmosphere while maintaining easy access to the city’s urban core.  There’s stuff to do along the waterfront a little south of Madrona Park, but aside from that it is pretty quiet.  Most of the waterfront is residential with public parks along the shoreline.

As with many Seattle neighborhoods, this area is very hilly, will steep twisting roadways making water views possible, even from further away.  However, this can prevent parking challenges, and even driving challenges in the snow.  Snow and ice is fairly rare.  If it affected you for more than 14 days each winter, I would be surprised. The Puget Sound region is pretty temperate due to the proximity of the ocean.  Usually being near a large body of water like Lake Washington (and Puget Sound, which is a little further away) has a mellowing influence on weather, anyway.

Many would agree that its location makes it an attractive option for employees relocating to Seattle who want to balance work proximity with a quieter, residential lifestyle.

Housing Options:

  • Single-Family Homes: Madrona is known for its historic Craftsman-style homes and luxurious modern builds. Home prices typically range from $1 million to $2.5 million, depending on size and location.
  • Condos and Apartments: For those seeking lower maintenance living, condos and apartments are available, with prices generally starting around $600,000 for a condo and rentals ranging from $2,000 to $4,000 per month.

Comparison to Nearby Neighborhoods:

  • Central District: More urban and diverse, the Central District offers a mix of older homes and new developments, often at a lower price point than Madrona, because its closer to the freeway and further from Lake Washington.
  • Leschi: Located just to the South of Magnolia, and also along Lake Washington, the Leschi neighborhood provides stunning water views and a similar mix of historic and modern homes, though with slightly lower price point.  In the last six months, we’ve seen 49 sales in Leschi, with a $1.28 Million median price point, and 40 sales in Madrona, with a $1.575K Million price point.
  • Capitol Hill: Known for its vibrant nightlife and cultural scene, Capitol Hill is more densely populated and urban, offering a broader range of condos and apartments but less green space than Madrona, although there are a few notable parks there, Volunteer Park is the biggest.

Advantages of Living in Madrona:

  • Proximity to Work: Madrona’s close distance to downtown Seattle allows for a short commute, making it ideal for professionals driving into downtown Seattle.
  • Walkability and Public Transportation: Madrona is relatively walkable, with grocery stores, cafes, and parks nearby. Public transportation options are somewhat limited, but the neighborhood’s peaceful streets are ideal for biking or walking.  Your legs will get strong on the hills.  There is a nice flat jogging/walking path along the lake, and parking down there as well.  In Seattle we drive to our beach parks, to avoid the hills.
  • Schools and Safety: Madrona has well-regarded schools and a lower crime rate compared to some other Seattle neighborhoods, making it a great choice for families.  The Bush School is an expensive and prestigious private school to the North in Washington Park.

Challenges:

  • Hilly Terrain: While Madrona’s hills offer beautiful views, they can be challenging for walking or biking, as well as driving in snowy or icy conditions.
  • Limited Parking: Street parking can be scarce, especially in busier areas. Many Seattlites use their garages for storage and park in the driveway or on the street, so don’t plan on an empty street near your home.  Hills make parking tricky in many areas.
  • Suburban Conveniences: Larger shopping centers are a bit further away, requiring a short drive. You are in an expensive house area.  Few businesses are located within this neighborhood. 

Things to Do:

  • Outdoor Activities: Madrona Park and the waterfront provide ample opportunities for outdoor recreation.
  • Dining and Shopping: The neighborhood has a variety of cafes, boutiques, and restaurants, offering a cozy local vibe.

Alternative Neighborhoods:

  • Central District: For those seeking more urban living with diverse cultural influences and slightly lower housing costs.
  • Capitol Hill: Ideal for those who prefer a bustling, energetic atmosphere with a wider range of nightlife and dining options.
  • Suburbs: Areas like Mercer Island (Super posh, but great schools and amazing commute to Bellevue AND Seattle!!) or West Seattle (Beachy, urban, sunny and off-beat!) offer more suburban living with good access to the city and larger homes for families.

Madrona is a unique blend of residential charm and urban convenience, making it an excellent choice for those relocating to Seattle. With a variety of housing options and close proximity to downtown, it offers a peaceful yet connected lifestyle.
