How I Work With Buyers and Sellers
Buying a Home in South King and Pierce Counties
I love working with home buyers in every situation… whether you are buying your first home, downsizing into something easier to manage, or looking for an investment property.
I have been an investor since 2002, so I look at every house from an investment perspective, as well as whether it is a happy fit for you!
Selling a Home in South King and Pierce Counties
Sellers usually want three things… the most money, a fast closing, and no glitches along the way.
I have built my systems around getting you those results, and they hold up even in a challenging market. I was a Phi Beta Kappa kind of student, so yes, I call my method A-PLUS, and I still like turning in A-plus work.

Why I Like Working South of Seattle
Light Rail Changed the Commute
The big news down south is light rail. It now reaches Federal Way, with new stations at Kent Des Moines, Star Lake and Federal Way Downtown that opened in December 2025. If you are commuting into Seattle from the Federal Way area, I think that makes life a lot easier. Check Sound Transit for current schedules and station parking before you count on it.
More House for the Money, and a Longer Drive
There are beautiful communities down here, and some of them feel a little more rural. I am about to list a 2,800 square foot home at around $750,000, and there is a home with the same floor plan on the same street at a similar price. In my experience, you will not find that much house in Seattle for under $1 million. That is the opportunity. The trade-off is a longer drive, and some people do not like that.
I know a woman who was finishing her master’s degree and staying with her mom down here. She ended up renting an apartment in the city because she did not want to make that drive. Neither choice is wrong. Drive it at the hour you would really make it, then decide.
Renton: Parks, Planes and Boeing
When I come down into Renton, I see Gene Coulon Park on Lake Washington, the Landing, the Boeing facility and the Renton Municipal Airport. SeaTac is close, too, so watch out for airplane noise. Visit a house at different times of day, including a weekday afternoon, so you hear what living there sounds like.
Between Renton, Kent, Auburn, Federal Way and Burien, I see a lot of wonderful homes and great opportunities. Call me and I will help you sort out which ones fit your commute and your budget.
Buying South of Seattle: Commutes and Traffic
Traffic on I-5, SR 167 and SR 18 can add real time to your day. Drive your commute at the hour you would actually make it before you fall in love with a house.
Other Places to Look
