How I Work With Buyers and Sellers
Buying a Home in Central and South Seattle
I love working with home buyers in every situation… whether you are buying your first home, downsizing into something easier to manage, or looking for an investment property.
I have been an investor since 2002, so I look at every house from an investment perspective, as well as whether it is a happy fit for you!
Selling a Home in Central and South Seattle
Sellers usually want three things… the most money, a fast closing, and no glitches along the way.
I have built my systems around getting you those results, and they hold up even in a challenging market. I was a Phi Beta Kappa kind of student, so yes, I call my method A-PLUS, and I still like turning in A-plus work.

Why I Love Downtown Seattle
Pike Place, Third Avenue and a Room With a View
We love going downtown to Pike Place Market, just like all the other tourists. My mom also has an office in one of the high rises, with fantastic views all around. It is right on Third Avenue, which has had some rough stretches in recent years, including around the bus stop in front of Benaroya Hall. Downtown is a great place to visit, but walk the block you are thinking about at different times of day before you decide how you feel about it.
Benaroya Hall and a Little Christmas Magic
Benaroya Hall is a great place to go for a show. It is named for the Benaroya family, who helped fund it, and it feels like a real gift to the city. We have seen a boys choir sing there (I think it was the Northwest Boychoir), a performance of Handelās Messiah, and Pacific Lutheran University doing Christmas carols, plus orchestral concerts.
At Christmas we like to go downtown and ride the carousel. In some years there have been Christmas carolers and figgy pudding concerts down by Westlake Center, too.
Pioneer Square, Underground Tours and Game Day
When the World Cup came to Seattle in 2026, the whole downtown area was packed, and they really cleaned it up. They have been making nice progress on the waterfront too, with more viewpoints and better access to the water.
Pioneer Square is a cool historic area with some rough edges. My dad used to have his law firm there, and the park near the totem pole was a gathering spot for people who were struggling. It is also where you meet for the Underground Tour, which is not to be missed, even if you are only in town for a few days.
You can walk through Pioneer Square to the stadiums just south of downtown. The Mariners and the Seahawks each have their own stadium, believe it or not. If you are going to a game, leave early, because parking is terrible and traffic gets bad right before. The light rail is a great way to get there. Last year I went to a Mariners game where we had some sort of pass that let us eat a tremendous amount of food and then go sit in the sun, with beautiful seats right behind home plate and free drinks. I am sure it was an expensive ticket, but I could not tell you what it was called.
Queen Anne: Views and a Giant Leg Day
Queen Anne is a place of lots of luxury homes, $1 million, $2 million and $3 million, with a good view of the Seattle skyline. You get good commute proximity without being right in the city.
Fair warning: it is a hill. If you are thinking of walking back and forth to downtown, that is a giant leg day, so you may want to take the bus.
Belltown, Downtown and Capitol Hill
I have had clients in Belltown, downtown and Capitol Hill. Capitol Hill has great views of the Seattle skyline at night, so if you love the city and want to look at it from your window, that is a great place to look for a home. Call me and I will help you sort out which neighborhood fits you.
Buying in Seattle: Commutes, Parking and Condo Questions
Drive your commute at the hour you would actually make it before you fall in love with a home. If you are looking at a condo, ask for the HOA documents early and read them before you write an offer.
Other Places to Look
Want a yard and a little more room? Look at the suburbs north of Seattle. Want to be across the lake? Look at the Eastside. Want to look south? Look at South King and Pierce Counties. I work in all of them, so call me and I will help you compare.
