Your Marysville Real Estate Agent
Marysville Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
I have had the privilege of selling several properties in Marysville, including a Cedarcrest home that sold 34% over list price. In both of my most recent Marysville sales, the families were commuting to Seattle or Bellevue, which is a long drive, so I know the trade-offs buyers weigh here.
I have also had some fun here. My sister and I did a self-paced Easter scavenger hunt in Marysville one year, and I love the downtown Christmas parade.

Why You Will Love Living in Marysville
Here is my overview of Marysville and why so many buyers are heading north for more space.
What Is Marysville Really Like?
Marysville sits just north of Everett along I-5, next to the Tulalip Reservation. It has grown fast, with lots of newer subdivisions, parks and stocked fishing ponds. Prices are lower than in most cities closer to Seattle, and that is the big reason people move here.

Small-Town Events
The downtown Christmas parade is one of my favorites. Locals call it the Marysville parade with an E, for Merrysville. I especially like the outdoor bonfire. My sister and I also did an Easter scavenger hunt here one year. We met some of the friendliest locals along the way. That is Marysville: friendly, independent and a little bit country.
Shopping
Seattle Premium Outlets at Tulalip draws shoppers from all over the region, including busloads of tourists. The Tulalip casinos and resort are next door. For everyday errands you have Walmart, Home Depot and the usual chains along the freeway.
Marysville Neighborhoods and Homes
- Downtown and the town center: older homes close to events and shops.
- Cedarcrest and the east hill: established neighborhoods, some with views west toward the Olympics.
- North Marysville and Smokey Point: newer subdivisions and more variety from block to block.
- Lake Goodwin area: lake living to the west.

What to Know Before You Buy

- There are fewer condos and townhomes than closer to Seattle.
- Outer areas include older and rundown properties.
How I Help Marysville Sellers
Most Marysville buyers are comparing your home with new construction and with everything else in their price range from Everett to Arlington. I help you prepare, price and present your home so it stands out, and I market it to buyers moving north from King County.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
