If you’re thinking about selling your home and wondering how one real estate agent is really different from the next, it’s a good question because a lot of people just have the same old tools, the MLS put the sign in the yard that everybody else has. So in this video, I’m going to drill down and show you some of the things that we do that are a little bit different. So here, you can see the dashboard screen of a system that I invest in pretty heavily to do marketing on an ongoing basis. There are two types of marketing that we do. One is for new leads, getting people into our database. And one is retargeting people who are already in our database, but may not have been ready to buy the first time that we talk to them.

So to get new leads, what we’re doing through this system is advertising on Google pay per click. So if somebody goes to Google and they type in something like ‘condo with the lake Washington view’ or ‘home for sale in the shoreline school district’ or something like that, they’ll get taken to our site over here @homeprohouses.com and they can take a look at homes that meet their criteria. So let’s say they like this one here on Battery street, they can log in and take a look at this. After they’ve taken a look at a couple homes, they’ll actually be forced to register. And that means a little survey pops up. They need to create a username and password, and we ask them a number of questions. Do you have another house you need to sell before you’re ready to buy? What price range are you looking in? Are you pre-approved with the lender? And we capture that information and it goes here into our CRM.

This is our contact management software. And this is just me. I’m a dummy account here so I’m not showing other people’s personal information, but it allows me to call them to tag them, knowing what they’re they’re doing. And then essentially what I do is I make a call list of people who have recently registered to the site and I call them back once, twice, a million times, trying to get in touch with them. If I’ve called them a million times and they haven’t called me, that’s okay. I put them into stasis. And what I do then is remarket to them. So this is when they’re going on Facebook, they’re seeing my ads. They’re seeing videos about becoming a homeowner. They’re seeing properties that they might like to click on. And when they click to come back and look at my site again, I get a trigger that says, oh, they’re back at the site. They’ve returned. They’re a little bit more interested now. And I can follow up with them at that point.

How does that help you as a home seller? This really important because what I am doing is I’m building a database of people who are interested in buying homes. I’m reaching out to them actively to try to bring them into my fold, so to speak, so that I’m the one who’s able to market those homes to them when they come on the market. And so if that’s your home, if I’m listing your home, I have a bunch of people that I can show it to. And I’ll give you a little more information on that in a future video.
