Why Waiting for Lower Interest Rates Could Cost

Waiting for lower interest rates could end up costing you more than you think. With the Spring market just around the corner, home prices are on the rise, and experts predict lower interest rates will likely stabilize around 6.5% this year—not the dramatic drop many were hoping for. While some buyers are holding off, the reality is that delaying your purchase could mean paying more for a home as prices increase. Instead of waiting, now is the time to explore creative financing options like mortgage buydowns or assumable loans, which can help make buying a home more affordable today, even if lower interest rates don’t drop significantly.

Spring is also a season of fresh starts, growth, and opportunity—both in real estate and in life. As a garden lover, I always appreciate the little touches of nature in a home, from a bright orchid by the window to a flourishing garden outside. And today, as we celebrate International Women’s Day, I’m reminded of the beauty, strength, and resilience that women bring into the world—just like the vibrant blooms that make a house feel like home.

If you’re in Seattle this season, there are plenty of fun things to do, from exploring outdoor markets and scenic parks to enjoying local arts and food festivals. The city comes alive with events and activities that make it a great place to live and explore. Similarly, the real estate market is full of opportunity, and waiting too long for lower interest rates could mean missing out on the perfect home. Now is the time to take action, explore your options, and secure a home before prices rise even further. Don’t let hesitation cost you—start your home search today!

True Story: Why Waiting Isn’t Worth It!

Remember what happened when mortgage rates went DOWN during COVID?  Home prices went way up!

The nice thing about having higher interest rates now, is that we are not seeing the same crazy price escalations that we did during 2020-2022.

Today’s buyers know that our interest rates have “settled” near historically average levels, and they are taking advantage of the slightly slower real estate market to take their time in finding the right house, and enjoying having more negotiating leverage on their side.

We are still seeing prices go up over time, so even if rates do drop in the future, the home you buy then may still be more costly, if you wait.
