Everything You Need to Know About Lake Stevens
Here is my overview of Lake Stevens: the lake, the schools, the commute and what daily life looks like.
What Is Lake Stevens Really Like?
Lake Stevens is a city in Snohomish County, just east of Everett, built around the largest natural lake in the county. In summer, the lake is busy with boats, swimmers and paddleboards. The city has grown fast, with a lot of newer subdivisions, so you will see more two-story homes with garages and yards than in the older suburbs closer to Seattle.

Lake Life
The lake is the center of town. There are public parks and swim beaches around it, and in summer the Aquafest community festival brings parades, fireworks and events. If you want to live on the water or have lake access, I can help you understand the difference between waterfront, lake view and community access, because the prices are very different.
Schools
The Lake Stevens School District is a big draw for families. Lake Stevens High School is the main high school. Always confirm the school assignment for a specific address.
Lake Stevens Neighborhoods and Homes
- Around the lake: waterfront and lake-view homes, from older cabins to newer custom builds.
- Frontier Village and the south end: shopping and newer subdivisions.
- Cavalero Hill and the west side: closer to Everett and Highway 2, with newer neighborhoods.
- East side: more rural feel, bigger lots.
A Few Lake Stevens Homes I Have Sold
I have also sold a 5-bedroom Lake Stevens home with high-end upgrades throughout.

What Locals Love
- The lake: boating, swimming and summer festivals

- Lake Stevens schools
- More space for your money
- Quick access to Everett and Highway 2 toward the mountains
What to Know Before You Buy
- Downtown Seattle is 45 minutes to over an hour away.
- You will need a car. Transit is limited.
- There is not much nightlife.
- Big shopping trips usually mean driving to Everett or Lynnwood.
- Waterfront homes cost a lot more than homes nearby.
A Lake Stevens Story: Waiting for the Right Price
I worked with buyers moving down from Canada who had their eye on a home in Lake Stevens. The price was too high for them, so we waited and watched. When the seller dropped the price, they moved fast and snapped it up.
They still had a house to sell in Canada, so we negotiated an extended closing date to give their home time to sell. Patience on price and flexibility on timing got them the house they wanted.
“The best deal is not always the first one. Sometimes it is the one you were ready for.”
How I Help Lake Stevens Sellers
Lake Stevens buyers are often coming from closer-in cities to get more space. I market your home to them: the yard, the garage, the schools and the lake. I also make sure buyers see the commute reality up front, so the deal holds together.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
