Your Bothell Real Estate Agent
Bothell Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
Bothell is one of the communities I serve most, just a few minutes from my home in Lake Forest Park. Some of my most meaningful sales have been here, including helping a family I had known for decades sell their late father’s home. We used to go to church in Bothell, before our church moved to Mill Creek, and a lot of my son’s friends and classmates live here. I have been privileged to help some of their parents sell their homes.
I have also spent plenty of Saturdays on the sidelines at Bothell soccer fields, so I know this town from the bleachers as well as from the listing paperwork.

Local and nearby
I live a few minutes away in Lake Forest Park, and my son goes to school in Bothell, so I have logged more hours on Bothell Way than I care to count. (It is busy just before 8 a.m. and again by late afternoon, let me tell you!)
Over 20 years industry experience
I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Bothell real estate agent since 2020.
Estate sale experience
Inherited and family homes are a big part of my business. I can coordinate everything if family lives out of state.
Take a Walk Through Downtown Bothell With Me
This is one of the most popular videos on my YouTube channel. Come see the shops, the restaurants and the new buildings going up downtown.
What Is Bothell Really Like?
Bothell sits at the north end of Lake Washington, just up the road from Kenmore, Lake Forest Park and Shoreline to the west, with Woodinville, Kirkland, Redmond and Bellevue to the east. It has a small-town downtown and a lot of suburban neighborhoods, and it has been growing fast.

One City, Two Counties
Bothell straddles the King and Snohomish County line. It started in King County and has grown north into Snohomish County over the years, so it is a much bigger city than most people realize. That affects property taxes, some city services, and how buyers search online. When I price a Bothell home, I look at the right side of the county line and the right neighborhood, from the older streets near downtown to newer subdivisions to the north.
A Downtown That Keeps Getting Better
Downtown Bothell has been redeveloping for years. Newer apartment buildings save their ground floors for shops and restaurants, so the core is becoming more walkable. The older part of downtown still has restaurants, churches, doctors’ offices and small businesses. McMenamins Anderson School, a converted school that is now a hotel with a restaurant, brewery and pool, is a fun spot to show out-of-town guests. In summer, the Bothell Farmers Market runs downtown. After a big redesign, Main Street has become a destination again: the Pop Shops on Main give small local businesses little storefronts to try out, and down by Bothell Landing there is a pop-up dog park where you can let the dog run before grabbing lunch.
Parks, Trails and the River
The Sammamish River Trail and the Burke-Gilman Trail meet in Bothell, so you can bike toward Seattle, Woodinville or Redmond. Blyth Park has wooded trails and river access, and North Creek Park has boardwalks over the wetlands. Pop Keeney Stadium hosts local football and soccer games, and you will find me cheering at a few of them.
My Bothell
Bothell is part of my everyday life, not just my work. It is where my kids took driver’s ed, and it is where we buy grain for our backyard chickens at Bothell Feed Center. If you have chickens, or are thinking about getting some, that is your stop.
Bothell Neighborhoods and Homes
- Near downtown: older homes on established streets, close to restaurants and the trail.
- Westhill: hillside neighborhoods with mature trees and easy access to Bothell Way.
- Canyon Park and North Creek: newer subdivisions, shopping and quick access to I-405.
- Townhomes and condos: more options as downtown grows.
Buyers often come to Bothell for the schools. Most of the city is served by the Northshore School District, and parts of the north end are in the Everett School District. Always confirm the school assignment for a specific address, because boundaries change. Bothell is also home to two colleges, the University of Washington Bothell and Cascadia College, which share a campus.
What Locals Love
- A downtown with real personality
- The Sammamish River and Burke-Gilman trails
- Quick access to I-405 and the Eastside
- More yard and newer homes than closer-in Seattle
- Northshore schools and UW Bothell
What to Know Before You Buy
- Check which county a home is in. It affects taxes.
- I-5 access is not as quick as I-405.
- Rush hour on I-405 and SR 522 can be slow.
- Downtown construction is ongoing.
- School boundaries vary by address, so confirm them.
A Bothell Story: Selling Dad’s House
I had known this family for about 40 years through church. When their father died, his adult children asked me to help sell the family home.
We did a pre-inspection, which found only a few electrical updates. We coordinated an estate sale, freshened paint and carpet, and brought in professional staging. The house was on a narrow dead-end road, so we planned showings carefully, and the neighbors even brought Christmas cookies to the open house. A bedroom full of model trains went to the local train club, which felt just right.
“Emily was a saving grace for our family! She took us under her wing throughout the whole process of preparing and selling my parents home in Bothell.”
That quote is from another Bothell family selling a parent’s home. You can read more on my testimonials page.

How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
Curious What You Would Walk Away With?
Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.
Buying in Bothell
Bothell can be competitive, especially for move-in-ready homes near good schools. Get your financing strong first and be clear on what you want, so you can act decisively when the right home comes along. I will help you compare neighborhoods, check the county and school details, and write an offer that stands out.

My take: Bothell buyers have real leverage right now: homes are taking about a month to sell, and more than half of listings have had a price cut. If you are selling, price to today’s market, not last year’s.

Bothell Real Estate Questions
Is my Bothell home in King or Snohomish County?
It depends on which side of the county line you are on. Your property tax statement will show it, and I factor it into pricing and buyer searches.
Should I do a pre-inspection before selling?
In many cases, yes. It lets you find and fix problems on your own timeline instead of renegotiating after a buyer’s inspection.
Can you help us sell our parents’ Bothell home?
Yes. Estate and inherited home sales are a big part of my business, and I can coordinate everything locally if family members live out of state.
Which school district serves Bothell?
Most of Bothell is in the Northshore School District, and some northern areas are in the Everett School District. Confirm the assignment for each address.
What other areas do you serve?
I serve King, Pierce and Snohomish Counties, with a focus on Shoreline, Lake Forest Park, Kenmore, Bothell, Lynnwood and north Seattle.
