Your Shoreline Real Estate Agent

Shoreline Real Estate Agent: Emily Cressey

By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.

I went to Brookside, Ridgecrest and Briarcrest elementary schools, Kellogg Middle School and Shorecrest High School before heading to Lakeside, and I still live just over the line in Lake Forest Park. When you hire me to buy or sell in Shoreline, you are not getting an agent who looked up the neighborhood on a map. You are getting someone who has walked these streets since grade school and has watched them change.

Shoreline schools, start to finish

I grew up going to school here, so I know the neighborhoods from the inside.

Over 20 years industry experience

I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time real estate agent since 2020.

You work with me

I personally price, market and negotiate your sale, and I stay with you through closing. No hand-offs.

See Shoreline With Me

I have made more videos about Shoreline than any other city. Start with this one: my overview of what it is really like to live here.

Shoreline Is Not One Market

People talk about “Shoreline” like it is one place, but pricing here changes from street to street. A view home in Innis Arden, a mid-century rambler in Ridgecrest, a townhome near the new light rail station and a big-lot home in Richmond Beach can all sit in the same city and attract completely different buyers. When I price a Shoreline home, I start with the micro-neighborhood, then the street, then the house.

  • Richmond Beach: water views, sunsets over the Olympics, and Richmond Beach Saltwater Park at the bottom of the hill. See my Richmond Beach page.
  • Innis Arden: larger lots, mature trees and a private community feel, with its own covenants worth reading before you buy or remodel.
  • Ridgecrest: one of my old school neighborhoods. Smaller homes, a walkable little business district with the Crest Cinema, and buyers who want Seattle-adjacent living without Seattle prices.
  • Briarcrest and Hamlin Park: quiet residential streets near Hamlin Park’s trails, popular with families who want room to breathe.
  • North City and the 185th corridor: changing fast, with new townhomes and apartments near the station. If you own an older home on a bigger lot here, your land may be worth more than you think.
  • Echo Lake and the Aurora corridor: closer to shopping and the Interurban Trail, with more condos and townhomes and some of the most approachable prices in the city.

What Light Rail Changed

The Shoreline South/148th and Shoreline North/185th light rail stations opened in 2024, and they changed the conversation for buyers who commute to downtown Seattle or the University of Washington. Some buyers now shop Shoreline first because they can skip the I-5 crawl. For sellers near the stations, that means a bigger pool of buyers, including people relocating to the area who never would have looked north of the city line before.

Parks Are a Big Part of Life Here

Shoreline has more parks than most people expect. A few of my favorites:

  • Richmond Beach Saltwater Park: beach, tide pools and sunsets.
  • Hamlin Park: wooded trails and playfields, great for kids and dogs.
  • Boeing Creek and Shoreview Park: forest trails down a ravine.
  • Ronald Bog Park: a pond and walking paths in the middle of the city.
  • The Interurban Trail: a paved path along the Aurora corridor.

Shoreline Schools

The Shoreline School District serves both Shoreline and Lake Forest Park, and it is a big reason families move here. I am a product of these schools myself. School assignments depend on the address, so always confirm before you buy. Here is my video on what families say about the district.

What Locals Love

  • Light rail to downtown and UW
  • Parks everywhere, plus the beach
  • Shoreline School District
  • More yard for the money than north Seattle
  • Aurora Avenue shopping, including Costco and Home Depot

What to Know Before You Buy

  • Prices vary a lot street by street.
  • Areas near the stations are changing fast, with new construction.
  • Aurora Avenue is busy, so visit at night as well as during the day.
  • Many homes are mid-century. Check sewer lines, roofs and electrical.
  • Innis Arden and some other areas have covenants.

Recent Shoreline Homes I Have Sold

Shoreline is my home turf, and these are a few of the homes I have sold here recently. Every one needed a different plan.

1951 Shoreline rambler on almost half an acre

SOLD

A 1951 Rambler on Almost Half an Acre

3 bedrooms, 1 bath, 940 square feet

A small house on a big lot, with the kind of quirks that make some buyers hesitate. Instead of waiting for offers to show up, I called every agent whose buyers had shown interest and kept the momentum going. It sold with multiple offers.

Richmond Beach view home in Shoreline, WA

SOLD

A Richmond Beach View Home

3 bedrooms, 1.75 baths, 2,920 square feet

Beamed ceilings, big windows and a view of Puget Sound from the main rooms. View homes are tricky to price, so I compared view and non-view sales street by street before we set the price.

Shoreline rambler steps from Hamlin Park

SOLD

A Rambler Steps From Hamlin Park

3 bedrooms, 2 baths, 1,250 square feet

A one-level home a short walk from the trails and playfields at Hamlin Park, one of my favorite parks in Shoreline.

Shoreline home with detached studio and garden

SOLD

A Home With a Detached Studio

2 bedrooms, 1.5 baths, 861 square feet

A smaller home with a detached studio and room to garden. Smaller homes compete on price, so presentation and the right buyer pool mattered here.

One more recent Shoreline story: a couple who had watched my YouTube videos for years finally got the job offer that moved them to California. I was the only agent they called. That happens a lot, because by the time people reach out, they have already gotten to know me through my videos.

A Shoreline Story: Selling for More by Asking for Less

One of my favorite Shoreline sales was a Richmond Beach home a client inherited from his parents. His dad was an artist, and his parents taught dance classes together. There were still hangers for their square-dancing costumes in the basement. It was an older, dated house with a water view, and he planned to sell it nearly as-is.

He first tried to sell it himself at $1.3 million, and it did not sell. When he hired me, we took better photos and I listed it at a lower price than he had been asking. That felt backwards to him at first. But the lower price drew multiple buyers, they bid against each other, and the home sold for $1.4 million, more than his for-sale-by-owner price. Read the full story.

“In my experience, the right price creates competition, and competition is what pushes the final number up.”

How I Sell Your Home: The A-PLUS Method

Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.

A: Assess

We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.

P: Prepare

Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.

L: Launch

Professional photos, video, the MLS, social media and my email list, all going live on the same day.

U: Urgency

Pricing and showing schedules designed to bring buyers in at the same time so they compete.

S: Sell

I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.

Many of my Shoreline clients are adult children selling a parent’s home, or longtime owners downsizing after decades in the same house. If that is you, I also help with probate and inherited homes: cleanouts, repairs that can be paid at closing, and coordinating family members who live out of state.

How Much Is Your Shoreline Home Really Worth?

Online estimates struggle in Shoreline because neighborhoods vary so much. Watch my video on Shoreline home values, try my seller net proceeds calculator, or ask for a personal value report prepared by me, not a robot.

Buying in Shoreline

If you are moving here, I will help you choose the neighborhood first and the house second. Do you want to walk to light rail? Be near the beach? Have a big flat yard? Shoreline gives you parks, beaches and light rail with a quieter, more residential feel than Seattle proper. Read my guide to living in Shoreline, or take a drive down Aurora Avenue with me.

My take: Shoreline prices have dipped a little from a year ago and fewer homes are selling, but homes priced right still sell in about two weeks. About a third of listings have taken a price cut, so starting at the right number matters.

Shoreline Real Estate Questions

How do I know what my Shoreline home is worth?

Online estimates struggle in Shoreline because neighborhoods vary so much, especially with views and big lots. I prepare a personal value report using recent sales on your side of the city, and I walk through the house before giving a final number. Request yours here.

Should I fix up my house before selling?

Sometimes, but not always. In my experience the best return usually comes from cleaning, paint, decluttering and staging rather than big remodels. I also work with contractors who will wait to be paid until closing, so you do not have to spend money out of pocket.

Is Shoreline a good place to buy if I work in Seattle?

For many buyers, yes. The light rail stations at 148th and 185th connect to downtown and the University of Washington, and you often get more yard and quieter streets for your money than in north Seattle.

Can you help me sell my parents’ Shoreline home if I live out of state?

Yes. I regularly act as the “boots on the ground” for families who live elsewhere: letting in contractors, coordinating cleanouts and estate sales, and keeping everyone updated by email and phone.

Do you only work in Shoreline?

No. I serve King, Pierce and Snohomish Counties, but Shoreline and Lake Forest Park are my home turf.
