Your Richmond Beach Real Estate Agent
Richmond Beach Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
Richmond Beach is the corner of Shoreline where the streets roll down toward Puget Sound and the sunsets light up the Olympic Mountains. I know Richmond Beach from childhood. My sister lives here, my daughter goes to school in the area, and I live right next door in Lake Forest Park. I have sold homes here, shown homes here in the pouring rain, and walked the beach here more times than I can count.
If you are buying or selling in Richmond Beach, I would love to help.

A Shoreline native
I know Richmond Beach from childhood, not from a map.
Over 20 years industry experience
I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Richmond Beach real estate agent since 2020.
View home pricing
View homes are tricky to price. I compare view and non-view sales street by street.

What Is Richmond Beach Really Like?
Richmond Beach is in the northwest corner of Shoreline, right on Puget Sound, just south of Edmonds. It feels like a small town. There is a little business district with a few shops and restaurants, the Richmond Beach Library, a pea patch community garden, Little League fields and a lot of neighbors who have lived here for decades.
Plenty to Love Here
- Richmond Beach Saltwater Park: the beach, the tide pools and the sunsets.
- Boeing Creek Park and Shoreview Park: forest trails down a ravine, plus playfields and an off-leash area.
- Kruckeberg Botanic Garden: a peaceful garden of native and unusual plants, tucked right into the neighborhood.
- The theater at Shoreline Community College: student plays and musicals close to home.
- Shorewood High School: Friday night games and school events bring the neighborhood together.
- And yes, there is a Chipotle nearby.

Richmond Beach Saltwater Park
Saltwater Park has a sandy beach, tide pools, picnic areas and trails down the bluff. You cross a footbridge over the railroad tracks to get to the water. Bring a jacket, even in summer, and stay for the sunset.
Views Drive Value
Two homes of the same size can sell far apart depending on the view. Water and mountain views, even partial ones, need to be priced carefully. How much of the Sound do you see? From which rooms? Could a neighbor’s tree or remodel block it later? These are the questions I work through before we set a price.

Richmond Beach Homes
Most Richmond Beach homes are mid-century or older, on bigger lots than you find closer to Seattle. You will see classic ramblers, daylight basements built into the hillside, some beautifully remodeled view homes, and a few condos. Some buyers see the older homes as remodel or rebuild opportunities, especially when there is a view.

- Upper Richmond Beach: bigger lots and more flat yards, a short drive to the beach.
- The west slope: view homes stepping down toward the water.
- Near the business district: walkable to the library, coffee and the shops.
- Condos: a smaller, more affordable way into the neighborhood.
Affordable Options, Too
Richmond Beach is not only view homes. In the video below I am showing an affordable condo development that sits right next to the luxury Innis Arden neighborhood, close to QFC, Starbucks and shopping. A senior housing development is going in right next door, too. If you want the Richmond Beach lifestyle at a lower price, or you are helping a parent find something smaller nearby, condos like these are worth a look.
What Locals Love
- Saltwater Park, the beach and the sunsets
- Small-town feel and longtime neighbors
- Shoreline School District
- Big lots and mature gardens
- Edmonds just to the north for dinner and the ferry
What to Know Before You Buy
- The train runs along the water. Visit at a few different times of day.
- Hills and bluffs mean drainage and slope matter.
- Many homes are older, so check the roof, sewer line and electrical.
- Views can change if trees grow or neighbors build.
- It is a drive to the freeway and light rail.
A Richmond Beach Story: Selling for More by Asking for Less
One of my favorite sales was a water-view home my client inherited from his parents. His dad was an artist, and his parents taught dance classes together. Their square-dancing costume hangers were still in the basement. It was an older, dated house, and he planned to sell it nearly as-is.
He first tried to sell it on his own at $1.3 million, and it did not sell. When he hired me, we took better photos and listed it at a lower price than he had been asking. That felt backwards to him at first. But multiple buyers competed, and it sold for $1.4 million.
“The right price creates competition, and competition is what pushes the final number up.”
Selling an Inherited Richmond Beach Home
Many Richmond Beach homes have been in the same family for decades. If you are settling a parent’s estate, I can help with the cleanout, any repairs, staging and coordinating family members who live out of state. You do not have to figure it out alone. Learn more about selling an inherited home.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
For view homes, that means timing photos for the best light, showing the view from inside the house, and pricing to create competition, not to chase the highest number.

Buying in Richmond Beach
Richmond Beach does not have a lot of turnover, so when the right home comes up you need to be ready. I help buyers get their financing lined up, compare the view and non-view sales, and look hard at the older-home issues before writing an offer. If a condo fits your plans better, here is a look inside one.

My take: Shoreline prices have dipped a little from a year ago and fewer homes are selling, but homes priced right still sell in about two weeks. About a third of listings have taken a price cut, so starting at the right number matters.

Richmond Beach Real Estate Questions
How much does a view add to a Richmond Beach home?
It depends on how much of the water and mountains you see, from which rooms, and whether it could be blocked. I compare recent view and non-view sales nearby to price it carefully.
Is the train noise a problem?
For some buyers, yes. For others, it becomes background. Visit the home at different times of day before deciding.
Should I remodel before selling an older Richmond Beach home?
Usually not a major remodel. In my experience, cleaning, paint, repairs that affect financing and good photos give the best return. Some buyers want to remodel to their own taste.
Can you help if I live out of state?
Yes. I regularly coordinate sales for families who live elsewhere, including contractors, cleanouts and estate sales.
What other areas do you serve?
I serve King, Pierce and Snohomish Counties, with a focus on Shoreline, Lake Forest Park, Kenmore, Bothell, Lynnwood and north Seattle.
