Your Mukilteo Real Estate Agent
Mukilteo Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
Mukilteo is one of the prettiest spots north of Seattle, with the lighthouse, the ferry to Whidbey Island and water views from the hill. I have listed homes here, including a top-floor condo in Harbour Pointe, and I know how much the view, the schools and the drive to Boeing matter to buyers.
If you are thinking about selling or buying in Mukilteo, I will give you a straight answer on price and timing.

Is Mukilteo the Best North Seattle Suburb?
Here is my tour of Mukilteo: the water, the golf, the lighthouse and the ferries.
What Is Mukilteo Really Like?
Mukilteo sits on a bluff above Puget Sound between Edmonds and Everett. The old town near the water has the lighthouse, the ferry terminal and a few restaurants. Up the hill, Harbour Pointe is a large planned neighborhood with a golf course, newer homes and shopping. Boeing’s Everett plant and Paine Field are right next door, so many residents can get to work without touching I-5.

The Lighthouse and the Ferry
Mukilteo Lighthouse Park is the heart of the waterfront, with a beach, picnic areas and the 1906 lighthouse. Every September the Mukilteo Lighthouse Festival brings a parade, music and fireworks. The ferry to Clinton on Whidbey Island leaves from here, and the Sounder train stops a short walk away.
Trails and Parks
The Big Gulch and Japanese Gulch trails run through wooded ravines down toward the water. They are steep in places, but they are a great way to get outside without driving anywhere.
My Mukilteo Story
Mukilteo has a ferry dock, a lighthouse and a summer farmers market right by the water, but to me it has always been airplane country. One of my good childhood friends grew up on my street in Lake Forest Park, and her parents eventually moved up to Mukilteo. Her dad was a retired 747 pilot who kept consulting for Boeing, and he fit right in. Between the Boeing plant, a small airfield full of recreational pilots and Paine Field next door, a lot of aviation people call Mukilteo home. I believe his retirement party was at the aviation museum up by Paine Field.
Paine Field is also my favorite secret for flying out. My husband recently flew to San Francisco from there instead of SeaTac. No freeway traffic and no hour-long line to check a bag. You drive through the parking lot in a minute, walk across a terminal about the size of a living room and breeze through security. When I dropped him off, he texted me that he was sitting at the gate before I even got home, and we live 15 to 20 minutes away.
I’ve spent plenty of time here for work too. I’ve toured $2 million view homes looking out over Puget Sound with a buyer (they ended up buying in Picnic Point near Edmonds instead), held an open house in a Mukilteo townhouse, and recently sold a condo here for $340,000 that came with a beautiful pool.
Mukilteo is very residential, with one commercial strip down the middle of town, a couple of golf courses and a high school known for its sports teams. It’s not a pass-through town. You don’t end up here unless you live here or have business here, and that’s a big part of why it stays so peaceful.
Mukilteo Neighborhoods and Homes
- Old Town: older homes near the lighthouse, many with water views.
- Harbour Pointe: a planned community with newer homes, condos and a golf course.
- The hillside: view homes looking out to Whidbey Island and the Olympics.
- Near Paine Field: more modest homes and condos close to work.
What Locals Love
- The lighthouse, beach and ferry
- Water and mountain views
- Mukilteo School District
- Close to Boeing and Paine Field
- Well-kept, residential neighborhoods
What to Know Before You Buy
- Downtown Seattle is about 25 miles away, and the drive can be long.
- Hills make walking and biking harder.
- Ferry parking gets crowded on weekends.
- Big shopping trips mean driving to Everett or Lynnwood.
- Some homes are under the Paine Field flight path.
How I Help Mukilteo Sellers
Mukilteo buyers often want views, schools and an easy drive to Boeing. I market all three, and I make sure the photos and description show your view accurately. I also price against the right part of town, because Old Town, Harbour Pointe and the hillside are different markets.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.

Buying in Mukilteo
Mukilteo is a great fit if you work at Boeing or Paine Field, want water views or want a calmer suburb with strong schools. Check the flight path and visit at commute time before you write an offer.
