By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.

Redmond is home to Microsoft, Marymoor Park and some of the most sought-after schools on the Eastside. I have listed a townhome at Sixty-01, a resort-style community near Lake Sammamish, and I have toured a lot of Redmond townhomes and homes on camera.

Whether you are relocating for a tech job or selling a family home on Education Hill, I will help you understand what is really happening in the Redmond market.

What Is Redmond Really Like?

Redmond sits at the north end of Lake Sammamish, east of Kirkland and Bellevue. Microsoft’s headquarters is here, and the city has grown fast around it. Downtown Redmond has new apartments, restaurants and Redmond Town Center. Outside downtown, you find established neighborhoods on Education Hill, newer subdivisions toward Bear Creek and rural acreage to the north.

Marymoor Park and the Outdoors

Marymoor Park is one of the busiest parks in King County, with a huge off-leash dog area, sports fields, a velodrome and summer concerts. The Sammamish River Trail runs north to Woodinville and Bothell, and the Redmond Central Connector trail runs right through downtown. Lake Sammamish and the mountain passes are close by.

Redmond Town Center

Redmond Town Center is the shopping and dining hub, and it is especially fun during the holidays. The Redmond Saturday Market runs in summer.

  • Redmond is expensive, often more per square foot than Seattle.

  • Condos and townhomes come with HOA dues.
  • School boundaries can push prices up, so confirm them for each address.
  • Downtown is still under construction in places.

How I Help Redmond Sellers

Redmond buyers are often relocating for work and comparing several Eastside cities at once. I market your home to them, show off the schools and commute, and price against the right comparable sales in your part of town.

How I Sell Your Home: The A-PLUS Method

Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.

A: Assess

We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.

P: Prepare

Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.

L: Launch

Professional photos, video, the MLS, social media and my email list, all going live on the same day.

U: Urgency

Pricing and showing schedules designed to bring buyers in at the same time so they compete.

S: Sell

I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.

Curious What You Would Walk Away With?

Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.

Buying in Redmond

If you work at Microsoft or one of the other Eastside employers, Redmond can cut your commute to minutes. Townhomes are often the entry point. I will help you compare HOAs, schools and resale before you commit.

My take: Redmond is one of the slower Eastside markets right now. Homes take more than a month to sell and usually go for a bit under asking, so pricing right from day one matters.
