Your Edmonds Real Estate Agent
Edmonds Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
Edmonds is just up the shoreline from where I grew up in Shoreline and Richmond Beach, and it has been part of my life for as long as I can remember. I love the Art Walk, the waterfront and the ferry to the Kitsap side.
I have listed homes in Edmonds, and I know how much the view, the street and the walk to downtown can change a price here.

Next door to my hometown
I grew up just south of Edmonds in Shoreline and Richmond Beach.
Over 20 years industry experience
I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Edmonds real estate agent since 2020.
View home pricing
A partial view and a full view are not the same price. I know how to show buyers the difference.
Is Edmonds Worth It?
Here is my take on living in Edmonds, the pros and the cons, from the ferry lines to the beach.
What Is Edmonds Really Like?
Edmonds is a small waterfront city on Puget Sound, about 30 to 50 minutes north of downtown Seattle depending on I-5. Downtown, which locals call “the bowl,” slopes down to the ferry dock. It is walkable, full of small shops and restaurants, and it feels more like a small town than a suburb.
The ferry to Kingston leaves from downtown, so you can be on the Kitsap Peninsula in about half an hour. The flip side is ferry traffic. On sunny summer weekends and holidays, the line can back up for hours. If you are buying near the terminal, look at the house on a Friday afternoon in July.

The Edmonds Art Walk
Every third Thursday, downtown Edmonds turns into an art walk. Galleries stay open late, artists set up outside and the restaurants fill up. Edmonds was the first Certified Creative District in Washington, and you feel it in the murals and sculptures around town. The Edmonds Center for the Arts hosts concerts and shows year round.
The Waterfront
- Brackett’s Landing: beaches on both sides of the ferry dock.
- Edmonds Underwater Park: one of the most popular dive sites in the state.
- Off-leash dog beach: at the south end of the waterfront walk.
- Meadowdale Beach Park: a forest trail down to the water on the north side.
Edmonds Neighborhoods and Homes
- The bowl: walkable to downtown and the ferry, with many view homes and condos.
- Seaview and Meadowdale: hillside homes, many with Sound and mountain views.
- Perrinville and Lake Ballinger: quieter neighborhoods with more mid-century homes. See my Perrinville guide.
- Westgate and Five Corners: closer to shopping, with ramblers and split-levels.
- Highway 99: busier, with condos and more approachable prices.

What Locals Love
- Walkable downtown with shops and restaurants
- Beaches, the ferry and Puget Sound sunsets
- The third Thursday Art Walk
- Small-town feel close to Seattle
- View homes and hillside streets
What to Know Before You Buy
- Ferry traffic can back up downtown on summer weekends.
- Downtown Seattle is 30 to 50 minutes away, depending on I-5.
- View homes come with higher prices and more competition.
- Many hillside lots are steep. Check drainage and retaining walls.
- The beaches are rocky, and the water is cold.
How I Help Edmonds Sellers
In Edmonds, the view often drives the price. I will help you photograph and describe your view accurately, and I price against homes with a similar view, not just a similar size.
For condos in the bowl, I pull HOA documents early so buyers feel confident, and I time showings to make the most of the light.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
Curious What You Would Walk Away With?
Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.
Buying in Edmonds
Edmonds attracts buyers who want walkability and water without living in the city. Prices reflect that. I will help you decide which matters more: the view, the walk to downtown, or the yard. You may not get all three at your budget, so let’s rank them before you fall for a house.
