Your Everett Real Estate Agent
Everett Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
My family has been coming up to Everett for years. We go to the Fourth of July parade downtown, and when the kids were little we had a membership to the Imagine Children’s Museum. I have also helped buyers and sellers here, from new townhomes to a condo with a duck pond.
Everett is a city where the block matters more than the zip code. I will tell you what I see, the good and the not so good, so you can make a smart decision.

Everett varies a lot street by street. I will tell you what I see, even when it is not pretty.

I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Everett real estate agent since 2020.
New construction know-how
I walk buyers through builder contracts, upgrades and inspections on new townhomes.
Pros and Cons of Living in Everett
Start with my honest take on Everett, what people love about it and what makes some buyers hesitate.
What Is Everett Really Like?
Everett is the county seat of Snohomish County and the biggest city north of Seattle. It has a real downtown with a historic theater, a waterfront marina, Boeing’s huge production plant, Naval Station Everett and Paine Field, which now has passenger flights. That mix of jobs is a big reason people live here.
It also has a mix of incomes and housing, and you will notice it. Some blocks near downtown and the courthouse have visible homelessness. Parts of South Everett along Highway 99 have more crime. A client of mine who is a police officer told me as much. At the same time, I know families in Everett’s suburban neighborhoods who have quiet, normal streets, just like everyone else. That is why I always tell buyers to visit at different times of day.

Where People Like to Spend Time
- Downtown: the Fourth of July parade, the Historic Everett Theatre, the Schack Art Center and hockey at Angel of the Winds Arena.
- The waterfront: Everett Marina, restaurants on the water and the ferry to Jetty Island in summer.
- Forest Park: big trees, trails and a public pool.
- Silver Lake: a lake with a park and swim beach in south Everett.
Everett Neighborhoods and Homes
- North End and Historic Everett: older Craftsman and Victorian homes, some with water views.
- View Ridge and Lowell: established neighborhoods with mid-century homes.
- Silver Lake and the Mill Creek border: newer subdivisions closer to I-5 and shopping.
- South Everett: lots of condos, townhomes and new construction, with more variety from block to block.

Everett has a lot of new townhome construction. New does not mean perfect. I recommend an independent inspection on new builds, and I read the builder contract closely with my buyers.
What Locals Love
- Real jobs nearby: Boeing, the Navy, the hospital and Paine Field
- Waterfront, marina and Jetty Island
- Prices below Seattle and the Eastside
- A real downtown with arts and events
- Quick access to the mountains
What to Know Before You Buy
- I-5 south to Seattle at rush hour can take 60 to 90 minutes.
- Some areas near downtown and Highway 99 have more crime.
- Schools and neighborhoods vary widely, so research each address.
- Gray, drizzly months are long here.
- An appraiser once told me Everett did not see as much of the boom-year run-up as cities closer to Seattle.
How I Help Everett Sellers
Everett buyers shop by neighborhood first. I price your home against the right micro-market, not the whole city, and I market the things a buyer cannot see online: the walk to the park, the quiet street, the quick drive to Boeing.
If your home needs work, I can help you decide what to fix and what to leave, and I work with contractors who will wait to be paid at closing.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
Curious What You Would Walk Away With?
Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.
Buying in Everett
Everett can give you more house for the money than closer-in cities. The trade-off is commute time and more variation from block to block. I will help you compare neighborhoods and visit at night as well as during the day.

My take: Prices are down from last year, but well-priced homes still go fast. About a third sold over list, so pricing right matters more than ever.

Everett Real Estate Questions
Is Everett a safe place to live?
It depends on the neighborhood. Many Everett neighborhoods are quiet and residential. Some areas near downtown and Highway 99 have more crime. I recommend visiting at different times and checking city crime maps for each address.
How long is the commute from Everett to Seattle?
Without traffic, about 30 to 40 minutes. At rush hour on I-5 it can be 60 to 90 minutes. The Sounder train and commuter buses are options, and light rail is planned to reach Everett in the future.
Should I buy new construction in Everett?
It can be a great option. I recommend an independent inspection and a close read of the builder contract and HOA documents.
Which school district serves Everett?
Most of Everett is in the Everett School District, and some south Everett addresses are in the Mukilteo School District. Confirm for each address.
What other areas do you serve?
I serve King, Pierce and Snohomish Counties, with a focus on Shoreline, Lake Forest Park, Kenmore, Bothell, Lynnwood and north Seattle.
