Your Kirkland Real Estate Agent

Kirkland Real Estate Agent: Emily Cressey

By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.

Kirkland is one of my favorite places on the Eastside to spend an afternoon. Walking the waterfront from Marina Park toward Carillon Point, grabbing lunch downtown and looking back across the lake at Seattle never gets old.

I have sold a condo in Juanita, and I help buyers and sellers here make sense of a market where a small condo and a lakefront home can be on the same street.

Homes I have sold here

I have sold in Kirkland, so I know what buyers here are looking for.

Over 20 years industry experience

I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Kirkland real estate agent since 2020.

Condo and townhome know-how

Many Kirkland buyers start with a condo. I help them read the HOA documents before they commit.

Walkable Kirkland

Here is my tour of the most walkable parts of Kirkland and the best neighborhood shops.

What Is Kirkland Really Like?

Kirkland sits on the east shore of Lake Washington between Bellevue and Kenmore. Downtown runs right down to the water, with Marina Park, restaurants, galleries and the Kirkland Performance Center. North of downtown, Juanita and Totem Lake have more condos, townhomes and shopping. Big tech offices, including Google, have brought a lot of new residents.

The Waterfront

Kirkland has more public waterfront than almost any city on the lake. Marina Park, Juanita Beach Park and Carillon Point all have beaches, docks or paths. In summer, the Fourth of July parade and fireworks bring out the whole town.

Kirkland Neighborhoods and Homes

  • Downtown and Moss Bay: condos and homes close to the waterfront.
  • Houghton and Lakeview: established homes with lake views near Carillon Point.
  • Juanita: condos, townhomes and Juanita Beach Park.
  • Totem Lake: newer apartments, townhomes and The Village at Totem Lake.
  • Bridle Trails and Rose Hill: larger lots and established neighborhoods.

The Cross Kirkland Corridor, an old rail line turned trail, runs through the middle of town and connects many of these neighborhoods.

What Locals Love

  • A walkable downtown on the lake
  • Beaches and parks all along the waterfront
  • Lake Washington School District
  • Close to Bellevue, Redmond and big employers
  • Restaurants, galleries and events

What to Know Before You Buy

  • Kirkland is expensive, especially near the water.
  • I-405 traffic can be heavy.
  • Downtown parking is limited.
  • Older homes near the lake are often torn down for new construction.
  • Condo HOA dues and special assessments need a close look.

How I Help Kirkland Sellers

Kirkland buyers often compare condos, townhomes and single-family homes at the same time. I help you show why your home is the best choice in your price range, and I price it against the right neighborhood, because Juanita, Houghton and downtown are very different markets.

How I Sell Your Home: The A-PLUS Method

Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.

A: Assess

We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.

P: Prepare

Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.

L: Launch

Professional photos, video, the MLS, social media and my email list, all going live on the same day.

U: Urgency

Pricing and showing schedules designed to bring buyers in at the same time so they compete.

S: Sell

I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.

Curious What You Would Walk Away With?

Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.

Buying in Kirkland

Kirkland is a great fit if you want a lake town with walkable streets close to the Eastside job centers. Condos are often the entry point. I will help you check HOA finances and compare value across neighborhoods.

My take: The median price is down from last year, and homes are taking about four weeks to sell. This is a friendlier market for buyers than Kirkland has had in a while.
