Your Lynnwood Real Estate Agent
Lynnwood Real Estate Agent: Emily Cressey
By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.
Lynnwood was home for my family for 10 years. My husband and I bought our very first home here, a two-story condo townhouse, and both of our kids were born while we lived in it. We picked Lynnwood to be close to my parents, and we stayed because it worked.
So when I help you buy or sell in Lynnwood, I am not reading about it on a map. I lived here and raised my babies here.

I lived here 10 years
My first home was a Lynnwood townhouse, and both of my kids were born here.
Over 20 years industry experience
I became a real estate investor in 2002 and was first licensed in 2008. I have been a full time Lynnwood real estate agent since 2020.
Condos and townhomes
I bought one myself, so I know what to check in the HOA documents before you commit.
See Lynnwood With Me
Here is my overview of what it is really like to live in Lynnwood, including the parts the brochures leave out.
What Is Lynnwood Really Like?
Lynnwood sits just north of the King County line in Snohomish County, between Edmonds, Mountlake Terrace, Mill Creek and Bothell. When we lived here, we laughed at a city slogan we saw: “Lynnwood, 20 minutes from everything.” It is true. It is also a little funny, because it sounds like the best part of Lynnwood is leaving. That is not how I feel about it. It is a practical, comfortable place to raise a family, and it was for us.
Lynnwood does not have a classic main street downtown. A lot of the city is commercial, built around Highway 99, 196th Street and Alderwood Mall. What you get in return is convenience. Costco, Trader Joe’s, Whole Foods, Home Depot, Lowe’s and just about every chain restaurant you can name are a few minutes away. One of the ladies we met here told us Alderwood had the first Nordstrom south of Canada, and Canadian shoppers still come down by the busload. We once met a whole bus of them at a Lynnwood hotel.

Light Rail Changed the Math
Light rail reached Lynnwood City Center in 2024. If you work downtown, at the University of Washington or in Northgate, you can now skip the I-5 crawl. That has brought new apartments and condos around the station, and more buyers who never would have looked this far north before.
Family Life in Lynnwood
We used a lot of the free programs at the public library when the kids were small. The Lynnwood Recreation Center has an indoor pool that is a lifesaver in February. There are plenty of small neighborhood parks, and Lynnwood is part of the Edmonds School District, so check the school assignment for any address you are serious about.
When my daughter was born, my in-laws came and stayed at a hotel in Lynnwood for the visit. Everything they needed was within a few minutes. That is Lynnwood in one sentence.
Lynnwood Neighborhoods and Homes
- Older single-family neighborhoods: mostly modest ramblers and split-levels from the 1960s and 70s, often on good-sized lots.
- Near the station and Alderwood: newer condos, townhomes and apartments, with more going up.
- Martha Lake and the north end: a bit quieter, with newer subdivisions and a small lake. See my Martha Lake guide.
- Highway 99 corridor: busier and more commercial, with some of the most approachable prices in the area.
A Few Lynnwood Homes I Have Sold
One of my Lynnwood listings also set a new record in the Red Oaks neighborhood, selling 25% over list price. Here are two more.

SOLD
A Home at the End of a Private Drive
Single-family home near Alderwood
A two-story home tucked at the end of a private drive near Alderwood. It sold for cash to a buyer who came through the open house.

SOLD
A Corner-Lot Home with a Bonus Room
4 beds, 2.5 baths, plus a bonus room
A corner-lot home in the heart of Lynnwood with gas fireplaces, granite counters and a big bonus room, close to Alderwood and the freeways.
What Locals Love
- Close to everything: Seattle, Bellevue and Everett
- Light rail at Lynnwood City Center
- Alderwood Mall and every big store you need
- More house and yard for the money than north Seattle
- Rec center pool and library programs
What to Know Before You Buy
- There is no real walkable downtown.
- Highway 99 and 196th get congested.
- A lot of new construction is apartments and condos.
- Many homes are older, so inspect sewer lines, roofs and electrical.
- Check HOA finances carefully on condos and townhomes.
How I Help Lynnwood Sellers
Lynnwood buyers are practical. They compare your home with every other three-bedroom on the market that week, and they notice deferred maintenance. Clean, bright and well-priced wins here. I will help you decide which repairs are worth it and which are not, and I have contractors who will wait to be paid at closing.
If you own an older home on a bigger lot near the station, talk to me before you list. Your land may matter as much as the house.
How I Sell Your Home: The A-PLUS Method
Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.
A: Assess
We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.
P: Prepare
Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.
L: Launch
Professional photos, video, the MLS, social media and my email list, all going live on the same day.
U: Urgency
Pricing and showing schedules designed to bring buyers in at the same time so they compete.
S: Sell
I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.
Curious What You Would Walk Away With?
Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.
Buying in Lynnwood
Lynnwood is a smart place to look if you want to stay close to Seattle without Seattle prices. Condos and townhomes are a good first step. That is exactly what my husband and I did. Get pre-approved, read the HOA documents, and think about how far you want to be from the station.

My take: Prices are still up from last year, but homes are taking longer to sell, and most are selling at or a little under asking. Buyers have more room to negotiate than they did a year ago.

Lynnwood Real Estate Questions
Is Lynnwood a good place to buy a first home?
For many buyers, yes. Condos and townhomes in Lynnwood are often more affordable than in Seattle or Shoreline, and light rail makes commuting easier. My own first home was a Lynnwood townhouse.
Which school district serves Lynnwood?
Most of Lynnwood is in the Edmonds School District. Some areas to the north and east are in the Mukilteo or Everett districts. Confirm the assignment for each address.
How has light rail affected Lynnwood home values?
It has brought more buyers and more new construction near the station. I look at sales by distance from the station when I price a home.
Do you help sellers who need to buy their next home at the same time?
Yes. We will plan the timing together so you are not stuck with two mortgages or nowhere to live.
What other areas do you serve?
I serve King, Pierce and Snohomish Counties, with a focus on Shoreline, Lake Forest Park, Kenmore, Bothell, Lynnwood and north Seattle.
