Your Woodinville Real Estate Agent

Woodinville Real Estate Agent: Emily Cressey

By Emily Cressey, Broker, HomePro Associates at Keller Williams Greater Seattle. Updated October 2026.

Woodinville has been part of my life since I was a kid. My sister and I used to bike up to the ball fields for All-Star Softball in the summer. Yes, we were awesome. Now I come back with my group of ladies from church to celebrate birthdays with a wine tasting and a charcuterie board.

It is just a few miles from my home in Lake Forest Park, and I have listed homes here, including a remodeled home in wine country.

What Is It Like Living in Woodinville?

Here is my tour of Woodinville: wine country, the trails and the neighborhoods.

What Is Woodinville Really Like?

Woodinville sits in the Sammamish River valley just east of Bothell and north of Redmond. It is best known for wine country. There are more than 100 wineries and tasting rooms here, including Chateau Ste. Michelle. I have seen firsthand how much families enjoy the weekend winery tours and outdoor activities. It feels more rural than the cities around it, with horse properties and big lots just outside of town.

Trails and the Outdoors

The Sammamish River Trail runs through Woodinville and connects to the Burke-Gilman Trail, so you can ride your bike all the way to Seattle or Redmond. There are parks and ball fields all over, including the ones my sister and I biked to as kids.

Downtown Woodinville

Downtown has been growing, with new apartments, restaurants and shops. It is small and easy to get around. Here is a quick look.

Woodinville Neighborhoods and Homes

  • Hollywood Hill: larger homes and acreage above the valley. See my Hollywood Hill guide.
  • Wellington and the west hill: established neighborhoods close to Bothell.
  • Downtown: newer condos and townhomes near shops and the trail.
  • Rural and equestrian properties: acreage to the north and east, often on septic and well.
  • New construction: builders like Countrywood Homes have added newer subdivisions.

Some clients fall in love with Woodinville’s peaceful pace. Others decide they want something closer to the city. Either way, I will help you figure out which fits you before you buy.

How I Help Woodinville Sellers

Woodinville buyers are often moving up, and they expect quality. I help you prepare and present your home so it shows at its best, and I price against the right comparable sales, whether you have a quarter acre in town or five acres on the hill.

How I Sell Your Home: The A-PLUS Method

Every listing I take follows the same five steps. It is the system I wrote up in my free A-PLUS seller guide, and it is how I keep a sale organized when life is anything but.

A: Assess

We walk the house together, talk about your timeline and your bottom line, and look at what similar homes actually sold for.

P: Prepare

Cleaning, paint, repairs that affect financing, and staging. I have contractors who will wait to be paid at closing.

L: Launch

Professional photos, video, the MLS, social media and my email list, all going live on the same day.

U: Urgency

Pricing and showing schedules designed to bring buyers in at the same time so they compete.

S: Sell

I negotiate the offers, the inspection and the appraisal, and I stay with you through closing.

Curious What You Would Walk Away With?

Try my seller net proceeds calculator, then book a call and I will walk you through a real net sheet for your home.

Buying in Woodinville

If you want space, trails and a slower pace close to the Eastside, Woodinville is a great fit. For rural homes, I make sure we inspect the septic, well and outbuildings. For new construction, I read the builder contract with you.

My take: Prices are up from last year, with only a few dozen sales in three months. With so few sales, every comparable sale matters when we price your home.

Woodinville Real Estate Questions

Is Woodinville expensive?

It is one of the pricier areas north of Lake Washington, especially for larger homes and acreage. Condos and townhomes downtown are more approachable.

Most of Woodinville is in the Northshore School District. Confirm for each address.

What should I inspect on a rural Woodinville property?

The septic system, well, outbuildings, drainage and any easements. I help you line up the right inspectors.

How long is the commute from Woodinville to Seattle?

About 30 to 40 minutes without traffic. SR 522 and I-405 can be slow at rush hour.

What other areas do you serve?

I serve King, Pierce and Snohomish Counties, with a focus on Woodinville, Bothell, Kenmore, Lake Forest Park and Shoreline.
