This area of Shoreline has received a lot of interest in the past few years as it has been part of a progressive re-zoning project by the city of Shoreline.  Over the course of time, Shoreline is allowing taller buildings to be built near the Light Rail station on 185th.  This home is only half a mile from the station, and is scheduled for rezoning as part of Phase 3 of Shoreline’s plan which will take place in 2033 according to the current schedule.

From the city of Shoreline: The property at 17802 10th Ave NE is currently zoned Residential Six (R-6). It is in Phase 3 of the 185th Station Area rezonings, which were approved a few years ago.

In March 2033, the zoning will change from R-6 to Mixed Use Residential – 35 (MUR-35). MUR-35 generally allows for single-family detached, single-family attached (townhomes, duplexes, etc), and apartments up to 35’ in height.

Heights of 70’ are only allowed in the MUR-70 zone district – heights of 70’ would not be allowed on this property.

Dimensional requirements and building standards for these zone districts are in Section 20.50.020 of the Shoreline Municipal Code (SMC). This includes things like setbacks (how far structures must be from the property lines), height requirements, building coverage maximums, hardscape coverage maximums, and more. Please note that MUR-35 has a minimum density of 12 dwelling units per acre, which means if redevelopment of the property occurs after 2033, it will need to have at least three dwellings on it.
