Shoreline, WA Real Estate Update: Winter Slowdown?

Is the market run-up that we’ve seen over the last year starting to taper off? We are still seeing 1-week Days On Market, as an abundance of buyers vie for a paucity of homes, but that doesn’t mean you can over-price your property with impunity.

We had fewer listings over Thanksgiving, then a surge in inventory in early December, and now expect to see fewer new listings come on the market over the Christmas and New Years holidays.  After that brief lull, I expect it to be full-steam ahead in early January, which is usually light on closings in the wake of the Christmas slow down.

As we wrap up the fall season and move into the winter months, here’s a look at what several industry leaders have to say about the continued momentum in the current market, and what it means as we head into the early part of next year.

What does this mean for the winter housing market?

Buyers are actively in the market, and they’re competing for homes to purchase. With the momentum coming out of this fall, all signs point to the winter housing market picking up steam, making it much busier than in a more typical year. And as we’ve seen in so many ways, 2020 and 2021 were anything but typical in real estate. It looks like 2022 may be joining that list before we know it.
