How I Work With Buyers and Sellers
Buying a Home North of Seattle
I love working with home buyers in every situation… whether you are buying your first home, downsizing into something easier to manage, or looking for an investment property.
I have been an investor since 2002, so I look at every house from an investment perspective, as well as whether it is a happy fit for you!
Selling a Home North of Seattle
Sellers usually want three things… the most money, a fast closing, and no glitches along the way.
I have built my systems around getting you those results, and they hold up even in a challenging market. I was a Phi Beta Kappa kind of student, so yes, I call my method A-PLUS, and I still like turning in A-plus work.

Why I Love Living North of Seattle
My Childhood in Shoreline
I was born in Lake Forest Park, and my parents still live in the same house. I went through almost every Shoreline school there is: Brookside, Briarcrest, Ridgecrest, Kellogg and Shorecrest, and then Lakeside School.
A Shoreline Memory. I played Little League softball in the Sno-King league, right on the Snohomish and King County line, and I made the All-Star team. Winters meant skiing. In middle school I switched to basketball and joined a select team that traveled all over the state, playing every weekend. We even flew to Arizona for a tournament once, and I learned it is a lot hotter there than it is in Seattle. But as the locals love to say, “It’s a dry heat!” I’ll take blue skies and 75 in Seattle, please!

Richmond Beach Saltwater Park and the Puget Sound Shoreline
Water is the thing I love most about living up here. From our house, I can be at a beach on Lake Washington or a beach on Puget Sound in about 15 minutes. Richmond Beach, Edmonds and Mukilteo sit on the Sound. Kenmore and Lake Forest Park touch the lake. Mill Creek and Lynnwood sit inland. Bothell has one foot in King County and one in Snohomish County, which matters when you check taxes, schools and permits.
I love the climate, and Shoreline has my favorite Costco. Between the water and the shopping, we have everything we need close by.
Living in Lake Forest Park With Two Kids in High School
I am trying to give my kids some of the same experiences I had growing up. We live in Lake Forest Park too, but we could not afford to buy here at first. Our first home was a condo in Lynnwood, where we lived for 10 years. We moved to our current house when the kids were older, and this year we are celebrating 10 years here.
My husband and I both work from home, and we walk the neighborhood a lot. Light rail has made commuting to downtown Seattle easy. I have been a full time real estate agent since 2020, and FastExpert named me a Top Agent in Kenmore in 2025 and 2026.
The View From Our Living Room. Our favorite show is out the window: squirrels and hummingbirds. It is a small thing, but it is part of why we love it here.

Buying North of Seattle: Commutes, Traffic and Tree Rules
Traffic on I-5, SR 522 and SR 99 can add real time to your day. Drive your commute at the hour you would actually make it before you fall in love with a house. In Lake Forest Park, check the tree rules before you plan any yard work or building.
Other Places to Look: North Seattle, the Eastside and Everett
Want to be closer to downtown? Look at North Seattle. Want to be across the lake? Look at the Eastside. Willing to drive farther north? Look at Everett and North Snohomish County. I work in all three, so call me and I will help you compare.
Questions I Hear About the North End
Do you work in both King County and Snohomish County?
Yes. I serve King, Pierce and Snohomish Counties, and the North End crosses the county line, so I work on both sides of it.
How do I choose between these cities?
Start with your commute, your budget and how much yard you want. Tell me those and I will tell you which cities to look at first and which to skip.
My neighborhood is not listed. Can you still help?
Very likely. These are the guides I have built so far. Call or text me and ask.
